The Room 94 Piazza Di Spagna guesthouse exceeded my expectations in terms of room size and cleanliness. Despite the misleading pictures, the room was quite big and had a small balcony with a lovely street view. The location was perfect, with easy access to Rome's must-see attractions. Despite being centrally located, the room was surprisingly quiet, offering a peaceful and uninterrupted stay.
One minor issue during my stay was the lingering smell of cigarettes in the room. It seemed that the cleaner may have been smoking while cleaning, resulting in an unpleasant odor that didn't dissipate until the windows had been open for an extended period of time.

The value for money at this hotel was excellent, with comfortable and clean rooms. The location was perfect, allowing me to easily walk to all the attractions. I particularly loved the small balcony in my room, offering a charming street view. The staff, especially Manuela, were extremely helpful and caring. I highly recommend this place and would definitely come back.
Breakfast choices could be improved with more variety.

the room was spacious, clean, and comfortable. the old-style decor added to the enjoyable ambiance. Its great location made it convenient to explore everything nearby. the self check-in process was smooth and finding the apartment and key was like a treasure hunt. Megan, the housekeeper, did a fantastic job cleaning our room daily, and it was always sparkling when we returned. the room had plenty of towels, a comfortable bed, a large screen TV , a table and chair, and a refrigerator. the AC worked perfectly and there was even an elevator in the building. Highly recommend this perfect location!
Liked everything! 😊.

So many attractions nearby, I felt like a tourist-pro! The concierge was super helpful, and the place had a "safe" vibe, with extinguishers and detectors galore. Free WiFi, safe front desk. what more could I ask for?
Oh, just the fact that there was no airport transfer, no housekeeping for six days, and no reception after 1 pm. But hey, who needs clean sheets and towels, right?

My stay at Room 94 Piazza Di Spagna was absolutely amazing! The property is beautiful and the location is perfect, with everything within walking distance. I was pleasantly surprised by the spaciousness of the room and the old-style decor added a charming touch. The self check-in procedure was seamless and felt like a fun treasure hunt. The room was clean and comfortable, providing a relaxing haven after a long day of exploring. Although breakfast was not included, there were plenty of bars and cafeterias nearby to enjoy. I was warmly welcomed by Arminio, who was friendly and professional. I highly recommend this hotel for a great stay in Rome.
The windows in the room were quite thin, making it a bit noisy at night. However, this is to be expected in such a central location, and it didn't greatly impact my overall experience.
